The accommodation comprises a double upper flat which originally formed the top two storeys of a single, imposing residence built in 1830. Entering from street level, you will find the apartment on the second floor at the top of a gracious, cupola-lit staircase.
Inside there is a happy mix of period features, traditional furnishings and contemporary décor. The kitchen, for instance, is now modern, colourful and fully equipped for serious cooking. There is a 5-ring gas hob atop an extra wide electric oven plus a mini fitted conventional oven which also doubles as a microwave. Besides the usual appliances of refrigerator, freezer and dishwasher there is a full battery of cookware and utensils. Adjoining the kitchen is a large dining room equipped with everything you need for 8 guests to enjoy fine dining at your holiday home. This entire area shares impressive views towards the Firth of Forth and more distantly to Fife.
On the same floor, facing south, is a grand double drawing room. One part is arranged as a bright, sunny sitting room, with antique furniture grouped around a living-flame gas fire where you can relax in style, play the piano or watch the 32” flat screen cable TV or a DVD. The other part of this room is arranged as a study. Executives will appreciate the antique partners desk which is ideal for spreading out papers while working on a laptop. A printer can be provided on request. There is also a telephone for incoming calls.
A guest cloakroom completes this floor.
Upstairs, on the top floor, are 4 bright bedrooms. With a king size bed, wardrobe, TV and small sofa, the master bedroom still has room to spare. Next to it is the second south-facing bedroom with double bed. The third bedroom also has a double bed and a spectacular view over Georgian roof tops towards the Firth of Forth. The fourth bedroom has the only single bed in the apartment plus another of those views. All beds are made up using highest quality cotton bed linen; duvets and pillows are allergen-proof.
A marble bathroom with tub, power shower, basin and WC is warmed by underfloor heating and heated towel rails as is an equally luxurious marble shower room with basin and WC. On this floor, you will find a small storeroom which houses a washing machine, clothes drier, iron and ironing board.
The whole apartment is heated by gas central heating.
